Eye On ™

This program is perfect for those that would prefer not to rent their home but would rather have a reputable company keep and eye on it while they are deployed or on extended travel. While you are away we check the property monthly to ensure emergencies such as hot water heater leaks or vandalism are taken care of before they become much larger problems costing thousands of dollars. Our EYE On ™ service is offered to you at $50 per month.

Monthly Management Service

This service is primarily for investors who do not want to deal with the day to day management of their investment property. For the price of a typical cell phone bill, we will handle all aspects of caring for your investment property 7 days a week and 24 hours a day.We charge a $250 lease up fee and 10% of rents per month. Listed below are a few of the many services that are included:
• Rent collection
• Provide/ supervise maintenance
• Payment of all bills/ mortgages
• Monthly computerized statements available online
• Creative advertising/ marketing vacancies
• Thorough verification/ credit screening
• Assist/ supervise resident managers
• Retain legal services (at owner’s cost)
• Advise of competitive rental/ lease rates
• 7 days a week and 24 hours a day emergency availability
• Annual in-depth report of the status of your property (completed on the anniversary date)

Our management is 10% of the gross monthly rental income collected.

One-time Rental Service

If you prefer to handle the day to day management of your property yourself but you do not have the time or availability to market and show vacancies on a moment’s notice, nor the expertise in choosing a new tenant, this is the right program for you. Comrade Property Management will handle any or all of the following:

• View/ show vacant unit(s)
• Executive rental/ lease agreement
• Recommend required maintenance
• Collect first month’s rent and security deposit up-front
• Creative advertising/ marketing vacancies
• Conduct move-in inspection of the property
• Thorough verification/ credit screening
• Turn over original document and funds to you

We then turn the day to day management back over to you.
Our fee for this service is 6% of one year’s rental income for leases of 9-12 months, or half of one month’s rental income on leases of 9 months or less.
